Caledonia Road Redevelopment - Public Consultation Nov 03, 2023

The Association is beginning a process of public consultation on its  redevelopment proposals for the site of the Caledonia Road Multi Storey Flats (305 and 341 Caledonia Road).

We will be holding open consultation drop in sessions at St Francis Community Centre, 405 Cumberland St, between  3pm-6pm on Wednesday 15th November 2023 and again on Wednesday 13th December 2023.

Details of our proposals are available below and will be updated through the process:

New Gorbals Housing Association is developing proposals for the re development of the site of the multi storey blocks at 341 and 305 Caledonia Road, which will be demolished during 2024. The Association’s objective is to develop social rented housing to replace the 276 lost houses.

The proposals are aimed at providing housing to meet a range of housing need, particularly larger families and people with mobility issues (including wheelchair users). 

The mix of seven  storey, four storey and two storey elements reflects  the existing buildings in the area, including the Silverfir Court Tracoba blocks, the Maisonette blocks and the new build developments on Old Rutherglen Road and Oregon Street.  Developing blocks taller than four storeys allows us to incorporate lifts to upper floor flats. The two storey elements add to the number of back and front door houses in the area.

All of the new homes will be energy efficient with the objective of reducing heating costs for tenants.  Heating is likely to be by heat pumps and solar panels will be incorporated where possible.

The development  follows the successful Crown Street model with maisonettes on the ground and first floors with flats above, sharing a private back court area. The proposals also include a number of 2 storey terraced houses.  The Association is also exploring the options to provide a community room/facility.

Any comments made to the prospective applicant are not representations to the planning authority. If a planning application is subsequently submitted to Glasgow City Council normal neighbour notification and publicity will be undertaken at that time and you will have the opportunity to make formal representations regarding the proposal at that time.
